We manage single-family homes, townhomes, and condos for a flat monthly fee — $250/month on our Silver Plan, or $350/month on our Gold Plan, which adds all six written guarantees, including a 21-Day Lease Guarantee — covering marketing, tenant screening, rent collection, maintenance, and accounting.

What does property management cost?
Silver is $250/month; Gold is $350/month and adds six written guarantees under their terms. Leasing is 75% of one month's rent, renewal is $395 and setup is $150. The $500 owner reserve is held in trust for property expenses; it is not a management fee. Repairs, utilities, insurance, taxes and other property expenses are separate. What properties and services do you cover?
We manage single-family homes, townhomes and condominiums. Both plans include marketing, tenant screening, rent collection, maintenance coordination, inspections and owner reporting. Can I transfer a property that already has a tenant?
Bring the existing management agreement, signed lease, rent ledger, deposit records, inspection reports, keys or fobs and open repairs. We plan the handoff date, rent collection and tenant communication around the actual tenancy and notice requirements. An existing tenant's eligibility depends on the written guarantee terms.
Will the rental analysis give me an instant rent quote?
The address form starts a property-specific assessment rather than returning an instant rent quote. Share the home's condition, bedrooms, bathrooms, availability, parking, included utilities and association documents or existing lease.
