How to Read Your Results

Cash flowis the money left over each month after the mortgage, taxes, insurance, management, and a maintenance reserve are paid. Positive cash flow means the property pays you to own it; slightly negative cash flow isn't automatically a bad deal in Northern Virginia, where appreciation and loan paydown often carry more of the return than rent does.

Cap ratemeasures the property's income against its value, ignoring your loan — useful for comparing two properties apples-to-apples. Cash-on-cash return measures what your actual out-of-pocket dollars are earning, which is usually the number that matters most to an individual owner.

One honest caveat: a calculator only knows what you type into it. Rents shift block by block, and the difference between an optimistic guess and a real market number is often the entire margin on a deal.
