Everything You Need as a Resident

Rent is paid through our online Tenant Portal. You can set up automatic payments or pay manually each month. Rent is due on the 1st and considered late after the 5th.

Submit non-emergency requests through the PropertyMeld portal (link in the sidebar). For emergencies (flooding, fire, no heat in winter), call our 24/7 maintenance hotline immediately.

We require income of 3x monthly rent, a credit score of 620+, clean rental history, no evictions, and verifiable employment. A full list of requirements is available below.

Pets are considered on a case-by-case basis. All animals must go through our PetScreening approval process. There may be a pet deposit and/or monthly pet rent depending on the property.

Security deposits are returned within 45 days of move-out (per Virginia law), minus any deductions for damage beyond normal wear and tear. A detailed move-out inspection is conducted.

This varies by property and is outlined in your lease. Typically, tenants are responsible for electric, gas, water/sewer, internet, and trash. Some properties include certain utilities.

Written notice must be provided at least 60 days before your lease end date. Contact our office to confirm your specific notice requirements as outlined in your lease.
