Thank you for viewing one of our fine Century 21 Accent Homes properties (agent for the owner). In order to expedite the application process, please submit the following:

Your application submission must have a completed rental application at http://c21applynow.com/

• Payments must be received before any processing will begin. The Application $50 fee is Non-Refundable. 
•  All occupants over 18 must apply.
• Monthly Income: Should be greater or equal to 3.25x the monthly
• Applicants will be approved with a Transunion ResidentScore 680 + and 2.3x Net Income to Rent Ratio
• Conditional Approval: Transunion ResidentScore 620-679 and 2.3x Net Income to Rent Ratio. Conditional approval requires (2) Two Month’s Security Deposit or Assurant Flex Deposit Bond. 
• Transunion ResidentScores below 620 will be declined.
• No guarantor's credit history will be considered for qualification; only the guarantor’s net income after living expenses will be considered.
• All guarantors must be residents within the same state as the rental property location for which the application is being made.

Credit Criteria: Please contact us directly for assistance if you have filed for Bankruptcy/Foreclosure within the past five (5) years.

RESIDENT BENEFITS PACKAGE: $39.00 Per Month

Included withALLlease agreements under Accent Homes Inc. is theResident Benefits Package.These features are included with the$39.00 monthly fee:

1) No Additional Charges for All Rental Payment Options to Include In-Person, ACH, or Check.

Benefit: Tenants simply pay their rent plus the $39.00 per month for an all-inclusive payment.

2) Included Tenant Portal for Maintenance, Payment Options, and Electronic Statements.

Benefit: Tenants have free access to our Tenant Portal to submit maintenance requests, pay online using

all included payment options to include the automatic ACH option, and have access to electronic

statements.

3) Free Credit Reporting for All Rental Payments made during this Lease to TransUnion.

Benefit: Tenants receive the benefit of positive credit reporting for all on-time rental payments to TransUnion.

4) 24/7 Maintenance Hotline with Live Phone Support.

Benefit: Tenants can reach a live person after hours for emergency maintenance concerns.

5) High-Quality Air Filters Delivered every 90 days.

Benefit: This service helps you save up to $250 per year, improves your indoor air quality, and reduces the hassles and liability of repairs.

6) Utility Concierge Service.

Benefit: Tenants will have a personal concierge for setting up utilities, internet service, and security

services.

7) Vetted licensed and insured vendors.

Benefit: Tenant will never have to deal with a landlord sending in an unqualified vendor for a repair. All of

our preferred vendors are licensed bonded, insured, and have gone through an extensive background check.

8) Home Buying Assistance Credit.

Benefits: If the tenant decides to buy a home with an approved Century 21 Accent Homes agent. The tenant

will receive a 1,500 credit at settlement towards their closing cost.

9) One Time Returned Payment Fee Forgiveness. ($50.00)

Benefit: Accent Homes Inc. will grant a one-time waiver of a returned ACH or Check payment fee.

10) On-Demand Pest Contol Service.

Benefit: Access to high-quality pest control service.

INFORMATION ON ANIMALS

Rental Criteria for Animals: Animal policies vary from one homeowner to another. Some owners do not permit animals (other than approved service animals) on the property, while others restrict the type and/or size of allowable animals. No more than two animals per household are permitted without specific owner approval. Tenant will pay Accent Homes Inc. a monthly administration fee in the amount of $30.00 to $70.00 Per approved animal based on the FIDO Score on their PetScreening.com application. Tenants who do not fill out an animal application will pay $70 per month per pet by default.

Standard Animal Fees:

Application Fee: The per pet application fee is as low as $20.00 for the first pet and $15.00 for every additional pet.

Monthly: $30.00 - $70.00 Animal Administration Fee Paid Monthly Per Approved Animal.

Approved Assistance Animals: There are no fees associated with having an approved assistant animal.

Service Animals: There is no charge ($0) for submitting a reasonable accommodation request for an assistance animal. It will be reviewed by our legal review team per the FHAct guidelines. Please be aware of your state’s statutes or local ordinances, if any, for criminal offenses and/or penalties for committing assistance animal fraud. Any requests to allow for certified service animals must be accompanied by current documentation and a free application must be completed using the link above.

This must be completed and presented to your property manager prior to moving in.

APPLICATION APPROVAL

All approved applicants will receive further instructions via email once approved.

• At approval, the security deposit will be required within 48 hours via c21tenants.com
• There is a $295.00 Lease Preparation Fee that will be due at lease signing. It is the policy of Century 21 Accent Homes that a credit of $100 will be applied towards the Lease Preparation Fee for an approved applicant completing a self-assisted showing of the property. This means there was no Realtor involved to physically open a door for you to conduct an in person showing at the property.
• The Proof of Renter’s Insurance is due 48 hours of acceptance. 

Please be advised, per the application, you are applying for this home in its current “AS IS” condition. The owner MAY not approve any further expenditure for improvements of any kind.

Vacant Homes --- Accent Homes Inc. has a policy that all leases on vacant homes must begin within 14 days of application approval. We are unable to hold the home rent-free without a lease agreement longer than that time.

Wanting to offer less than the list price for the home will cause your application to be delayed or rejected

Upon acceptance of your application, the Lease agreement must be signed within 72 business hours of application acceptance, or the property will be placed back on the market as fully available for lease. 

Multiple Applications: All applications will be processed and the property owner will choose from among the acceptable applicants. We do not give preferential treatment to any application submitted first. 

The owner may accept any application until a Lease is signed.
