Thank you for viewing one of our fine Century 21 Accent Homes properties (agent for the owner). To expedite the application process, please submit the following:
- Payments must be received before any processing will begin. The Application $50 per applicant fee is Non-Refundable.
- All occupants over 18 must apply.
- Gross Monthly Income: Should be greater or equal to 3.25x the monthly rent
- Net Monthly Income: Should be greater or equal to 2.35x the monthly rent
- Applicants will be approved with a Transunion ResidentScore 680 +
- Conditional Approval: Transunion ResidentScore 620-679
- Conditional approval requires (2) Two Month’s Security Deposit
- Transunion ResidentScores below 620 will be declined.
- No guarantor's credit history will be considered for qualification; only the guarantor’s net income after living expenses will be considered.
- All guarantors must be residents within the same state as the rental property location for which the application is being made.
- If you have filed for Bankruptcy/Foreclosure within the past five (5) years, the application will be declined.
Lead Warning Statement

APPLICATION APPROVAL
All approved applicants will receive further instructions via email once approved.
- At approval, the security deposit will be required within 48 hours via c21tenants.com
- There is a $300.00 lease preparation fee that will be due upon lease signing.
- The Proof of Renter’s Insurance is due within 48 hours of acceptance. Naming Century 21 Accent Homes As "Additionally Insured"
- Upon acceptance of your application, the Lease agreement must be signed within 48 business hours of application acceptance, or the property will be placed back on the market as fully available for lease.

Approved Assistance / Service Animals: There are no fees associated with having an approved assistant/service animal.
Rental Criteria for Pets: Pet policies vary from one homeowner to another. Some owners do not permit pets (other than approved service/ assistance animals) on the property, while others restrict the type and/or size of allowable animals. No more than two animals per household are permitted without specific owner approval. Tenant will pay Accent Homes Inc. a monthly administration fee in the amount of $60.00 to $100.00 Per approved animal based on the FIDO Score on their PetScreening.com application. Tenants who do not fill out an animal application will pay $100 per month per pet by default.
Standard Animal Fees:
Assistance/ Service Animals: There is no charge ($0) for submitting a reasonable accommodation request for an assistance animal. Our legal review team will review it per the FHAct guidelines. Please be aware of your state’s statutes or local ordinances, if any, for criminal offenses and/or penalties for committing assistance animal fraud. Any requests to allow for certified service animals must be accompanied by current documentation, and a free application must be completed using the link above.
PetScrening.com Application Fee: The per-pet application fee is as low as $20.00 for the first pet and $15.00 for every additional pet. There is no charge ($0) for submitting a reasonable accommodation request for an assistance animal.
Monthly Pet Fee: $60.00 - $100.00 monthly pet fee paid monthly per approved pet.
One Time Pet Processing Fee: $100 Per Animal (pet)
Credit Contingency Fees
Applicants who score 700 or below are deemed higher credit risks, more likely to default on their lease or pay the rent late, creating additional workload and risk for Accent Homes Inc. For that reason, these applicants would also have to pay a monthly Credit Contingency Fee.
Combined Resident score of 699 to 680 will require a monthly Credit Contingency Fee of $50
Combined Resident score of 679 to 650 will require a monthly Credit Contingency Fee of $75
Combined Resident score of 649 to 620 will require a monthly Credit Contingency Fee of $125

Included with ALL lease agreements under Accent Homes Inc. is the Resident Benefits Package.These features are included with the$50.00 monthly fee:

Renters Insurance:
Our community offers a cost-effective insurance program with coverage for your personal property. For just $15.00 per month, this program meets the $100,000 liability insurance requirement in your lease and provides $10,000 in coverage for your personal property. You are under no obligation to elect this option or enroll in this program. You will be enrolled in this program unless you proceed with option 2. Our collaboration ensures tenants enjoy a modern, user-friendly solution for streamlined utility management.
Frequently Asked Question: Can I opt out of this utility Management Program with Nutiliti? No - all tenants are required to use Nutiliti to manage their water, electric, gas and trash utilities.
Additional Information About The Application Process
Vacant Homes: All leases on vacant homes must begin within 14 days of application approval. We are unable to hold the home rent-free without a lease agreement longer than that time.
Lower Than List Price Offers: Wanting to offer less than the list price for the home will cause your application to be delayed or rejected.
As - Is Condition: Please be advised, per the application, that you are applying for this home in its current “AS IS” condition. The owner MAY not approve any further expenditure for improvements of any kind.
Multiple Applications: All applications will be processed, and the property owner will choose from among the acceptable applicants. We do not give preferential treatment to any application submitted first. The owner may accept any application until a Lease is signed.
SCHOOL BOUNDARIES: School Enrollment concerns should be investigated prior to submitting your application. Applicants must verify their own school information with the school district. Because of the expansive growth in this region, school enrollments get capped and designation boundaries may change. We highly recommend you contact the local school district should any of the school boundaries be a concern for the home you would like to rent.
IT IS THE DUTY OF THE APPLICANT TO VERIFY SCHOOL BOUNDARIES
Tenant Agent Commissions: Should you choose to indicate a Realtor is representing you on your application, and the home you choose to lease is NOT offering a Tenant Realtor Commission - you may end up having to pay your Realtor directly out of pocket. We advise all applicants working with a Realtor to carefully read your Buyer / Tenant Representation Agreement and consult with an attorney if you have any questions or concerns.
Employment: We require verifiable employment history for at least the past three (3) years. You must be a permanent employee (not temporary or probationary). If you are self-employed, retired, or not employed, we can accept such documents as signed tax returns (2 years minimum), bank statements, etc. that provide proof of applicant’s ability to pay the rent. If military, we need a current copy of your LES. If you are active-duty military, you must be on an assignment that, to the best of your knowledge, will allow you to complete an initial 12-month lease.
Residence History: We require verifiable residence history for at least three (3) years whether you currently own or rent. Applicants are responsible for providing information including the names, addresses and phone numbers, of Landlords with the dates of tenancy for the previous 3 years. Rental history must be verified from unbiased sources. Home ownership will be verified from a current credit report. We can accept base housing as rental history. Any evictions within the previous 3 years will be automatic grounds for denial. Broken leases will be considered on a case-by-case basis and an additional security deposit may be required.
