The Importance of Annual Rental Property Inspections
As a rental property management company, Century 21 Accent Homes understands the importance of ensuring the safety and well-being of our tenants. One of the key ways to do this is by conducting regular rental property inspections. These inspections not only help identify potential issues before they become bigger problems, but also serve as a way to prevent costly repairs and maintain the overall quality of the rental property.
Preventive Maintenance
Annual inspections allow our team to assess the condition of the rental property and make any necessary repairs or maintenance to ensure everything is in working order. This can range from fixing a leaky faucet to repainting the walls or replacing worn-out carpets. By performing regular maintenance, we can help extend the life of the property and prevent any unexpected breakdowns or malfunctions that could cause discomfort or inconvenience to our tenants.
Fire Prevention
In addition to identifying and fixing any maintenance issues, annual inspections also serve as an opportunity to check for potential fire hazards. Our team will inspect smoke detectors, fire extinguishers, and other fire safety equipment to make sure they are in good working order. We also check for potential fire hazards like overloaded electrical outlets, frayed electrical cords, and other issues that could increase the risk of a fire.
The National Fire Protection Association (NFPA) reports that there was an estimated average of 358,500 home structure fires in the United States each year from 2014-2018. These fires caused an average of 2,620 civilian deaths, 11,670 civilian injuries, and $7.9 billion in direct property damage per year. Cooking equipment was the leading cause of home structure fires and home fire deaths, accounting for 44% of all reported home fires and 46% of the associated deaths.
Regular inspections help us to address any potential fire hazards and ensure that our tenants are safe in the event of an emergency. Fire prevention is a top priority for Century 21 Accent Homes, and we take it very seriously. Smoke alarms that are older than ten years from the manufactured date (expired), fail an internal self-test, or fail to operate will be replaced to maintain compliance. Current NFPA recommendations and building code compliance require smoke alarms to be installed inside each bedroom and one per floor in the common space.
How Do We Conduct Our Inspections
Century 21 Accent Homes is dedicated to ensuring the safety and well-being of our tenants. To achieve this goal, we have formed a partnership with StopLoss LLC, a team of experienced firefighters who bring over 35 years of fire service to the table. These firefighting professionals will carry out move-in, move-out, and annual smoke & CO detector inspections for our properties.
Through this partnership, we aim to minimize legal risks, guarantee HUD compliance, prevent loss of life, and protect your valuable property. To achieve these goals, StopLoss LLC will thoroughly inspect smoke detectors and carbon monoxide detectors, as well as other fire safety features. Smoke detectors that are over ten years old, have failed internal self-tests, or have failed to operate will be replaced to ensure compliance with the latest NFPA recommendations and building codes.
At Century 21 Accent Homes, we understand that your property is your business, and protecting it is our responsibility. That's why we are dedicated to providing outstanding service and support to our tenants, 24/7. We believe that open communication and regular inspections are the keys to maintaining a positive landlord-tenant relationship.
